Suite turnover checklist
Before a turnover crew starts in a pre-1990 suite, check whether the work will disturb any of these. If it will and you don't know what's in them, stop and test first.
- 9-inch floor tile and its masticCommon in older suites and hallways; lifting or grinding it disturbs both layers.
- Drywall joint compound and plasterSanding, cutting or demolishing walls releases it.
- Stipple and textured ceilingsScraping or sanding a textured ceiling is a classic exposure.
- Pipe lagging and boiler insulationOften in basements, risers and mechanical rooms.
- Vermiculite insulationLoose, pebble-like fill in attics and wall cavities.
- Lead paintSanding or heat-stripping old painted trim, doors and windows.
- Mercury thermostatsOlder dial thermostats contain mercury; remove them intact.
- Tell the crew before they startOwners must tell workers and contractors what's there before work that may disturb it.
- Keep the result with the suite recordA written result per suite builds the register and answers the next turnover in minutes.
Our Rental Portfolio Program includes 2 to 24 suite turnover checks a year, with a written result within 1 week of each visit.
